My Ten-Step Plan to get you moving

01. the realtor

Hire me to handle the purchase of your home!

02. The pre-approval

Knowing how much you can spend on a home is an important first step in the process.  My team has a few trusted local Mortgage Agents whom I can offer you a referral to if needed.

03. the criteria

Once budget has been established, we will review your must have criteria, this can include location, size, bedroom count or any criteria that is important to you.  Keeping in mind that needs are must haves, it is also possible to list your wants, and together we will develop a very clear picture of your dream home.  This plan will evolve as we search and you may discover new needs or wants through the process.

04. the search

Most buyers enjoy perusing Realtor.ca, and you may continue to do so, BUT with my help, you don't need to.  I will set up an automated search once your budget and criteria are determined, that will sift through current MLS listings and email them to you as soon as they hit the market.  I also have access to off-market listings that may check your boxes, and will send you any pocket listings that may be of interest.

05. the private showings

I'll arrange private showings, around your schedule, of any home for sale, with any brokerage, even private sellers.

06. the offer

Before preparing your offer I will research the history of the home and review all of your concerns and questions.


During negotiations I'll fight to protect your rights and get you the best possible price and terms.

07. the conditions

Conditions are for your protection.  The most common are: home inspection, financing approval, insurance approval, and selling your current home.


I have a trusted home inspector whom I can refer you to if needed.

08. The firm deal

Once all conditions are completed, it's official, you've purchased your new home!  I will send you all of the finalized paperwork, and my admin team will send copies to your lawyer and mortgage broker.

09. the final walk-through

In the week leading up to your closing date, we will revisit the home to ensure everything is how it should be.  This is also a good time to take measurements for decorating and plan furniture arrangements.

10. the closing day!

Your keys will be secured at the home by lockbox and available to retrieve in the mid to late afternoon on closing day.
